What Is a Roofing Contractor?

A roofing contractor is the licensed pro who installs, repairs, inspects, and rebuilds the roof systems on homes and commercial buildings. The scope covers material selection, structural prep, weather protection, and finish work. We've built BH around GAF systems, the 27-point inspection, and crews that handle every layer themselves, no subcontracting.

Our Process

How BH Roofing Works

From the first inspection to the final sign-off, the workflow stays the same. We come out, document everything we find, write the scope clean, do the work with our own crew, and walk it with you at the end. Residential or commercial. No salesman handoff, no subcontracting on the roof itself.

Common Questions

Roofing Contractor FAQ

Straight answers to what San Antonio homeowners and property managers ask us most. No fluff, no sales pressure.

How do I pick the right roofing contractor in San Antonio?

Start with the certifications. GAF Master Elite is the most rigorous — only 2% of contractors in North America hold it. Then check the BBB rating, the Google review count, and whether they're local versus a storm-chaser. Ask if the crew is in-house or subcontracted. A roofer with their own crew shows up at every walk-through.

Do I need a roofing contractor or can I DIY?

Patching one missing shingle, sure. Anything beyond that, no. Roofing falls under residential building code in Texas, which means inspections, permits, and licensed work for replacement and structural repairs. Manufacturer warranties also void if the roof isn't installed by a certified contractor. The risk math doesn't work for DIY past the smallest repairs.

What licenses and certifications should a roofing contractor have?

Texas doesn't require a statewide roofing contractor license, but reputable contractors carry manufacturer certifications, insurance, and BBB accreditation. GAF Master Elite is the gold standard for shingle work. For commercial, look for TPO and PVC manufacturer training. Always confirm general liability insurance and workers' comp before signing.

How long does a full roof replacement take?

An average asphalt shingle replacement on a typical San Antonio home takes one to three days, weather permitting. Larger or more complex roofs (multiple slopes, multiple materials, structural repairs) can run a week. Commercial flat roofs depend on system and square footage. The scope and timeline get walked through before any work starts.

Do you handle insurance claims?

We provide the photos, reports, and scope documentation your insurance company asks for. The homeowner files and handles the claim directly with their carrier. We're not insurance adjusters and don't act as one. That's a Texas legal line we stay behind.

What does a new roof cost in San Antonio?

It depends on size, slope, material, and the scope of any repairs the deck or structure needs. We price every job line by line in the estimate. Material costs and labor are itemized. No bundling, no surprises, and no pressure to sign on the spot. The estimate is yours either way.

Understand the work

What does a roofing contractor do?

A roofing contractor evaluates, repairs and installs the systems that protect a home or commercial building from water and weather. A well-defined job includes the roof covering, flashing, penetrations, underlayment, ventilation and any necessary decking work—not just shingles.

Texas does not require a statewide roofing contractor license. Homeowners should compare insurance documentation, relevant manufacturer certifications, local projects and written estimates. Confirm applicable permits and inspections for the individual project.

How the BH Roofing process works

A practical, documented sequence gives you a clear scope, expected timeline and explanation of what the finished roof includes.

  1. 01

    Schedule an inspection

Discuss the concern, property type and timing. A roof assessment identifies visible damage, risk areas and the next appropriate steps.

  2. 02

    Review photos and findings

Get an explanation of observed conditions and recommended repairs or replacement options. Ask about anything that is not included in the inspection.

  3. 03

    Approve the written scope

Review materials, ventilation, flashing, decking allowances, pricing, permits where applicable, and estimated work dates before approving a project.

  4. 04

    Complete the roof work

For a typical residential asphalt-shingle replacement, allow one to three days of on-site roof work. Larger, steeper or more complex roofs, specialty materials, unexpected deck repairs and weather delays can extend the schedule. Commercial work is estimated separately.

  5. 05

    Final walkthrough and warranty information

Review the completed work, cleanup and project documents. Receive the applicable product and workmanship warranty information, including any registration or maintenance requirements.

Credential and warranty clarity

What GAF Master Elite® certification actually means

BH Roofing is listed as a GAF Master Elite® contractor in GAF’s official directory. According to GAF’s program guidelines, only about 2% of North American roofing contractors are invited to become Master Elite contractors.

That certification gives BH Roofing access to offer certain enhanced GAF residential warranty options, including Golden Pledge® where the particular roofing system and installation meet GAF’s eligibility requirements. It does not mean every roof automatically carries a Golden Pledge warranty.

Manufacturer warranties differ by product. The Owens Corning shingle and McElroy Metal projects shown below are examples of other manufacturers’ products: their warranty coverage is governed by the applicable Owens Corning or McElroy terms and any separately stated workmanship coverage.

Always confirm these in writing

  • Manufacturer and exact product installed
  • Whether the system qualifies for an enhanced warranty
  • Who supplies workmanship coverage
  • What registration or documentation is required
  • Exclusions, maintenance obligations and transfer rules

Certification and warranty eligibility are two different questions. Request the actual warranty documents for your proposed system.

San Antonio roofing contractor FAQ

Answers before you hire a roofer

Practical answers on contractor credentials, installation timelines and warranties, so you can compare roofing companies with confidence.

Does Texas require roofing contractors to have a state license?

No. Texas does not require a statewide roofing contractor license. Before hiring a roofer, check insurance, experience, references, manufacturer credentials and any permits or inspections required for your specific project.

How long does a typical roof replacement take?

For a typical San Antonio home with asphalt shingles, the roofing work generally takes one to three days when weather and roof conditions cooperate. Larger or more complex roofs, hidden decking damage, structural repairs, specialty materials and commercial projects may take longer. Your written estimate should explain the expected schedule.

Does GAF Master Elite certification mean every roof gets a Golden Pledge warranty?

No. GAF Master Elite status means BH Roofing is qualified to offer certain enhanced GAF warranty options, including Golden Pledge, for eligible GAF roofing systems. Eligibility depends on the products installed, required accessories, registration and the applicable warranty terms. Owens Corning shingle and McElroy metal projects have their own relevant manufacturer warranty terms, not automatic GAF coverage.

What should I check before hiring a roofing contractor in San Antonio?

Ask for proof of insurance, a detailed written scope, material specifications, an installation timeline, workmanship warranty information and any manufacturer warranty requirements. Review actual local projects and confirm who will perform the work. Make sure permit responsibilities are clear before signing.

What is included in the free 27-point roof inspection?

BH Roofing offers a 27-point roof inspection focused on visible roof conditions, vulnerable penetrations and flashing, drainage and other accessible components as applicable. Findings can be documented with photographs, and any recommended repair or replacement is discussed before work is authorized.

Can BH Roofing help with a storm-damage insurance claim?

BH Roofing can inspect visible damage and provide roof photographs, a written repair scope and estimates to support your documentation. The homeowner files and manages the claim with the insurer. BH Roofing does not act as your public insurance adjuster.

Do you handle both residential and commercial roofing?

Yes. BH Roofing offers residential roof repair and replacement as well as commercial roof services. Materials, installation methods, timelines and warranty options vary by roof type and project scope.
