Low Slope And Flat Roof Areas
A low slope roof doesn’t shed water, it holds it and waits. Seams, laps and edge metal do the work instead of gravity. When one of those lets go you don’t get a drip, you get a soaked insulation board that stays wet. We re-membrane the area with TPO, PVC or modified bitumen depending on the exposure.

Every Penetration Through The Roof
Each pipe, vent, drain and skylight is a hole somebody sealed once and hoped for. Pipe boots crack from UV. Sealant shrinks. That’s where most leaks start, and it’s the cheapest thing on this page to fix if you catch it early.

Where The Roof Meets A Wall
Wall tie-ins, parapets and chimney sides are the hardest detail on any building. Two materials, two rates of movement, one joint between them. Caulk alone won’t hold that for long. We rebuild the flashing so the joint sheds water instead of relying on a bead of sealant to do it.

Standing Water That Won’t Drain
Water still sitting on a roof two days after rain is telling you something. Usually a drain that’s blocked, a slope that was never right, or insulation that’s compressed into a bowl. Ponding shortens the life of any membrane under it. We correct the drainage first, because a new membrane over a low spot just ponds again. Ongoing checks live in our maintenance program.
